Ensuring your property is up to standard

From 1 July 2020, all landlords are required to include an assessment of the current level of compliance of their property with the Healthy Homes Act for all new, varied or renewed Tenancy Agreements.

The Healthy Homes Act is a comprehensive framework that includes minimum levels of compliance across five key areas of the home: insulation, ventilation, heating, moisture ingress and drainage and draught stopping.

An accurate assessment of all of these areas is of critical importance. All of our assessors are highly experienced and use sophisticated assessment software to ensure a high-quality, thorough report each time.

Robert Sweeney




Robbie has worked in the building trade for nearly 40 years, and almost 20 of the last years specializing in residential retrofit to make homes warm and dry. He has a rigorous approach to all facets of his job, including assessment, auditing and overseeing supply and install of products.

Robbie has overseen the retrofit installation of insulation in approximately 100,000 kiwi homes, so we know he is the right man for the job. The best possible result can be expected for our clients.

Insulation

Insulation helps to make a house more efficient to heat and cool. All floor and ceiling insulation must be compliant with NZS 4246:2016 and meet minimum levels of thickness and/or R-values.

Ventilation

Bathroom and kitchen ventilation, along with opening windows, help to minimise moisture levels within the home. All kitchens and bathrooms must have dedicated extractions systems ducted to the outside and each habitable room must have a minimum of one opening window.

Heating

A fixed heating source helps to maintain healthy indoor living temperatures. A minimum of one heating source in the largest living room is required, and must be shown to meet the calculated heating demand of this space.

 

Moisture & Drainage

Minimising damnpess in the home is key to providing a healthy living environment. All properties are required to have ground vapour barrier below enclosed suspended floors and have appropriate systems to manage roof, property and site water and stormwater.

Draught Stopping

Draughts are not only unpleasant, but can also make a home difficult or inefficient to heat. In addition to rectifying unreasonable draughts, all unused open fireplaces must be blocked off.
